Selling your Tennessee home can be an exhaustive emotional process. But it can be much easier if you take certain steps to eliminate any surprises that could throw major wrenches into your carefully thought out plan. See below for precautions to take that will save you a ton of time and energy:

Let go of your expectations about time and money

This is because all too often you have a set sales price in mind, but end up getting a low offer that derails your plans. Or you plan to sell and move by a certain month, but your home doesn’t actually sell until much later than that, which pushes your plans back. With your Realtor, come up with a wide price range and time range to work with, that will give you room to adjust according to a variety of decisions that might be made.

Make sure your math is accurate

You should know that once you sell your home, the money you receive will not only go towards what you still owe on your mortgage, but also property taxes, city/country transfer taxes, unpaid HOA fees, and any outstanding liens and old debts. Not to mention any last minute repairs that can crop up before you finally turn your house over to the new owners. This can put a serious dent in what you thought you would net from your home. Work closely with your agent to stay up to date with the real time figures of what you will net from your Tennessee home sale.
